How much does a TPO roof cost?

A TPO roof typically costs about $8 to $11 per square foot installed, which puts a 2,000 square foot roof at $16,266 to $21,405. Published prices run wider than that, from $4 to $14. The size, the tear-off and the work around the edges decide where you land.

The short version

  • The most useful figure we found is $8 to $11 per square foot installed. Other guides print $4 to $10 and $4.50 to $14.
  • Labor is the biggest part of the bill, around 60% of a professional install.
  • Tear-off, wet decking, drains, edge metal and skylights are the extras.
  • A small flat section on a house often has a minimum price, whatever its size.
  • A free roof inspection tells you what you have before you price anything.

How much does a TPO roof cost per square foot?

Most guides land between $4 and $14 per square foot, and the middle of the pack is $8 to $11. TPO is a white flat-roof membrane, and our article on what a TPO roof is covers the basics. Here is what one publisher, This Old House, prints in three of its guides.

GuidePer square footWhat else it says
Flat roof replacement$8 to $11$16,266 to $21,405 for a 2,000 sq ft roof
TPO material guide$4 to $10$10,700 average for a 1,500 sq ft roof
Rubber roof guide$4.50 to $14lifespan of 7 to 15 years

The flat roof guide says its TPO figure is $8 to $11 per square foot (opens in a new tab), built on builder-grade materials and medium labor rates. The TPO guide says the national average for a 1,500 square foot roof is about $10,700 (opens in a new tab). Treat all three as a way to size a budget, not as a quote for your house.

Why do the published TPO prices disagree?

They disagree because each guide measures a slightly different job. One may count only the membrane and labor. Another may fold in insulation, tear-off or a higher labor rate. A range of $4.50 to $14 is not wrong, it is just a wide net.

For the same reason, we do not give you one number here. Ask any roofer for a line-by-line bid with the measured square count, so two bids describe the same roof. A square is 100 square feet, and it is how roofers count.

How much of a TPO roof is labor?

Roughly 60% of a professional roof install is labor, according to This Old House. Its rubber roof guide says labor accounts for about 60% (opens in a new tab) of professional installation costs. That is why a cheaper roll of membrane does not make a cheap roof.

It also explains why the seams matter. TPO seams are made by heat, and the Insurance Institute for Business & Home Safety says thermoplastic membranes have heat or chemical welded seams (opens in a new tab). A weld is only as good as the person holding the hot-air tool. That is the part of the job you are paying for.

What adds to the price of a TPO roof on a house?

The extras are where a bid and a final bill drift apart. The usual ones, with the area ranges we work from, are:

  • Tear-off. Old roofing has to come off, or go over. This Old House says an overlay can void warranties and mask damage (opens in a new tab), and that most codes limit a roof to two layers.
  • Wet or rotted decking. Decking is the wood under the roof. We price it by the 4x8 sheet, typically $70 to $150 installed.
  • A second old layer. Two layers cost an extra charge per square to remove.
  • Skylights. They typically run $800 to $2,000 or more each, and a reroof is the cheapest time to replace one.
  • Solar panels. Taking them off and putting them back is handled by another company, typically $2,000 to $5,000.
  • Old roofing from before 1980. It can contain asbestos, and removal typically runs $3 to $8 per square foot.

Interior repairs, such as drywall and paint, are never part of a roofing bid. If water has been coming in a while, plan for those separately.

What is the minimum price for a small TPO roof?

A small section still has a minimum, because the crew, the truck and the materials cost the same to bring over for a small roof as a big one. For a low section that cannot legally take shingles, which is anything under a 2/12 pitch, the work often goes to a subcontractor. It typically starts at $2,500 to $5,000 around Ellicott City.

That is a typical range, not a quote. We see this most on porch roofs, bump-outs and additions tied into a pitched roof.

How long does a TPO roof last, and does that change the math?

It does, and the answer depends on who you ask. The TPO guide from This Old House says TPO generally lasts 15 to 30 years (opens in a new tab) with proper care. The rubber roof guide from the same publisher lists 7 to 15 years and says the life span of TPO is still debated.

When the experts disagree by a factor of two, plan for the shorter number and be happy with the longer one. Spread over those years, a roof that costs more up front but gets its seams and flashing right is often the cheaper one. We keep saying it about shingles too: the work matters more than the label.

Common questions

Is TPO cheaper than other flat roof materials?

In the same This Old House flat roof guide, TPO at $8 to $11 sits just below rubber (EPDM) at $9 to $13. Our TPO vs EPDM comparison goes through what you get for the difference.

Does a TPO quote include tear-off and decking?

Ask. Some bids include tear-off and leave decking as a per-sheet extra. Others leave out the drains and edge metal. A line-by-line bid is the only way to compare, and for the whole picture see our guide to the cost to replace a flat roof.

Do I have to use TPO on a low porch roof?

Not always. A section under a 2/12 pitch cannot legally take shingles, so it needs modified bitumen, TPO or standing seam metal. Which one fits depends on the roof’s size, access and what sits on it, and we would rather look at it than guess over the phone.
