How much does flat roof repair cost?

Small sealed repair on a flat roof

Flat roof repair typically costs a few hundred dollars for a small seam or reseal and $2,500 to $6,000 when a section of the membrane has to be repaired. Where you land depends on one thing more than any other: whether water has only reached the surface, or has got into what is underneath.

The short version

  • A small reseal typically runs $400 to $850, and a single leak repair $500 to $1,600.
  • A low-slope membrane repair typically runs $2,500 to $6,000.
  • Wet decking adds $150 to $500 or more once the roof is opened up.
  • A crew visit has a minimum price, so most small repairs cost about the same.
  • Repairs that keep coming back are a sign to price a new roof.

What does a small flat roof repair cost?

A small flat roof repair typically runs $400 to $850 for a reseal and $500 to $1,600 for finding and fixing a single leak. Those are typical area ranges around Ellicott City, not a price list, and your roof can land above or below them.

The minimum call matters more than the patch. A visit typically costs $350 to $550 from an independent roofer and $550 to $900 from a larger company, and most small repairs land at or near that minimum. The sealant is the cheap part. Getting a crew, a ladder and a truck to your house is not.

If nobody knows where the water is getting in, add a leak trace. Finding the exact spot with a hose test or a moisture meter typically runs $150 to $400, and some roofers credit it toward the repair.

What does a bigger flat roof repair cost?

When the problem spreads past one spot, a low-slope membrane repair typically runs $2,500 to $6,000. Membrane is the waterproof skin of a flat roof. Once water is under it, the repair stops being a patch and becomes a section of new skin, and often some work on the layers below.

Here is how the prices stack up, from the small end to the big end:

What you haveTypical cost
A short open seam, roof dry underneath$400 to $850 for a reseal
One leak that needs tracing$500 to $1,600 for diagnosis and repair
Water under the membrane, or leaks in several places$2,500 to $6,000 for a low-slope membrane repair
Part of the roof replaced$2,500 to $9,000 for partial slope replacement

Keep in mind that partial replacement carries a penalty of about $850 to $1,100 a square, which is more per square than replacing the whole roof. At some point it is cheaper to do it all once.

Why does the same repair cost more on some roofs?

It costs more when water has been in the roof for a while, when the roof is hard to reach, or when the first fix did not hold. The same few things push a bill up every time.

  • Wet decking. Decking is the wood under the roof surface. If it is soaked, a section gets replaced, and that typically adds $150 to $500 or more.
  • Several failures at once. A seam, a drain and a vent all leaking is three repairs, not one.
  • Poor access. Wooded lots and tight ladder spots slow the crew down.
  • Emergency timing. Tarping a roof in a hurry typically runs $350 to $900.
  • Waiting. A leak that has run for months does more damage than one caught in a week.

A previous bad repair also costs you. Tar smeared over a crack keeps the new patch from bonding, hides rotted wood, and usually means replacing the area around it.

Does standing water make a repair cost more?

Yes, because water that sits on a flat roof wears out the surface and adds weight. The Asphalt Roofing Manufacturers Association says ponding water is water that remains for 48 hours or longer (opens in a new tab), and that the extra load can lead to deck deflection, which is a sag in the roof deck.

That matters for your bill. A patch over a leak in a low spot fails again, so the real repair is dealing with why water sits there. The first thing to check is a drain or scuppers packed with leaves. A scupper is the opening that lets water run off the edge. The same association says drains need regular inspection and maintenance (opens in a new tab) so they stay unobstructed, and that costs a lot less than a membrane repair. If the roof itself has sagged, the fix gets bigger.

When is repairing a flat roof the wrong call?

Repairing is the wrong call when leaks keep returning or the repairs add up to a large share of a new roof. This Old House puts it this way: replacing makes sense when repairs become too expensive or leaks keep returning (opens in a new tab).

Age counts too. The same guide says flat roofs typically last 15 to 20 years (opens in a new tab), depending on the material. A repair warranty typically runs 30 days to 1 year, and there is none on roofs more than 15 to 20 years old, so an old roof gets less for your money.

We would rather repair than replace, and we will say so when a repair is enough. If you want the other side of the numbers, our guide to the cost to replace a flat roof shows what a new one runs.

Can you spend less on repairs over time?

You can, by catching small problems early. This Old House advises you to inspect a flat roof at least twice a year (opens in a new tab), in spring and fall and after major weather. It also says to coat a flat roof every five years (opens in a new tab). Whether that is worth it for your roof is covered in our piece on flat roof coating.

Clearing the drains in fall does most of the work on an Ellicott City lot with trees.

Common questions

Is flat roof repair cheaper than replacement?

Usually, yes, for one problem in a roof that is otherwise sound. A reseal or single leak repair is a small fraction of a new roof. It stops being cheaper when repairs repeat, the decking is wet, or the roof is near the end of its life.

Will a repair guarantee the leak stops?

No. Leak tracing is a matter of odds, and a second visit is sometimes needed. Return trips are usually billable unless the same repair fails. Be careful of anyone who promises otherwise.

Does insurance pay for flat roof repair?

It depends on what caused the damage. A sudden storm is treated differently from wear and age. Your policy and your adjuster decide, so read the policy first. Our guide to homeowners insurance and roof leaks explains the usual rules.

What is not included in a repair price?

Interior fixes such as drywall, paint and insulation are never included. A repair also covers one location only, so a new leak two feet away is a new call.
