How chimney flashing works
A chimney is a big block of brick sitting in the middle of a sloped roof, and rain hits it from every side. Good chimney flashing is two layers of metal. The first is tucked under the shingles and turns up against the brick. The second is set into a groove cut into the mortar and folds down over the first, so water running down the brick always lands on the outside. On the uphill side, a wider chimney also needs a small ridge to split the water around it.

Why chimney leaks keep coming back
The most common chimney fix we find is a thick layer of tar or caulk spread over the joint between brick and roof. It looks sealed, but it dries, cracks, and pulls away from the brick within a few seasons, and water gets trapped behind it.
